HOA ManagerCheck

How we verify

HOA Manager Check is compiled from public records, not from who paid to be listed.

Sources

Every week we download three state license files. Florida: DBPR's community association management extract (lic38cam.csv), keeping firm licenses (class CAB) with status Current, an unexpired license and a Florida address. Illinois: IDFPR's professional licensing dataset, keeping Community Association Management Firm licenses with status Active, an unexpired license and an Illinois address. Virginia: DPOR's list of current Common Interest Community Manager licensees (0501), keeping firms with an unexpired license and an address in Virginia, Maryland or DC. Individual managers and certificate holders are not listed.

Florida care-of counts: Florida condominium association filings with DBPR give a managing-entity address, often "c/o" a management firm. Where that care-of name matches exactly one listed firm's licensed name or DBA (ignoring case, punctuation and words such as Inc or LLC), we count the distinct associations and sum their units. The count covers condominiums only, depends on how associations filed, and misses other spellings, so it is a floor and is never shown as zero.

Illinois disciplinary actions are shown exactly as IDFPR's file records them (date, action, case number, reason) and labelled "discipline on record". We do not interpret them. Florida's extract and Virginia's list carry no discipline; use the state lookups linked on each profile.

"Licensed since" is the original issue date in the state file. Illinois began licensing firms in their current form recently, so many Illinois firms show a recent date. None of the state files includes phone numbers or insurance details.

Order within a city: longest-licensed first, then alphabetical. We never mark a business as unlicensed: a firm missing here may be based elsewhere or newly licensed. Featured firms appear in a separate, labelled box and never change the order.

What a badge means

State-licensed: the firm's community association management license appears as current or active in the public license file of its state (Florida DBPR, Illinois IDFPR or Virginia DPOR) on the date shown. We only publish positive matches. A listing without a badge is not an accusation — most gaps are name variations between registries.

Freshness

Data was last refreshed on 2026-10-16. The state files are updated daily (Florida, Illinois) or weekly (Virginia); we re-pull all of them every week.
