Common questions
Does an HOA management company need a license?
In these three states, yes. Florida requires a firm license for a firm managing more than 10 units or a $100,000+ budget (s. 468.432), Illinois requires a firm license with a designated licensed manager (225 ILCS 427/50), and Virginia requires a common interest community manager license (§ 54.1-2346).
What does "care-of for N condo associations" mean?
In Florida, condominium associations file a mailing address with DBPR, often "c/o" their management firm. The number counts associations whose filing names the firm that way. It covers condominiums only and is a floor, not a full client list.
Are management companies bonded?
Virginia requires a blanket fidelity bond or employee dishonesty policy of the lesser of $2 million or the firm's clients' aggregate balances (minimum $10,000). Illinois bars a firm from handling association funds without fidelity or crime insurance. Ask any firm for its certificate.
Why do Illinois firms show recent license dates?
Illinois' firm license in its current form is recent, so the original issue date in IDFPR's file is often 2023 or later even for long-established companies.
Is this an endorsement or a ranking?
No. We list every firm with a current license in the state file, longest-licensed first. A license shows the state's record on the date shown, not service quality. Featured spots are labelled and never change the order.
